When does a Darwin home need rewiring?

Rewiring means replacing the cables inside the walls, ceiling and under the floor. It is a bigger job than a repair, so it is only worth doing when testing shows the wiring is not safe or not suitable.

Wiring does not last forever. Insulation breaks down with age and heat. In Darwin, roof spaces get very hot, and humidity, termites, rodents and geckos add their own damage. A home can be only a few decades old and still have cabling in poor shape.

When people search for house rewiring in Darwin, they usually have one of these reasons: frequent tripping, a failed safety inspection, a renovation, an insurance request or a switchboard upgrade that revealed the cable problem behind it.

What are the warning signs of old or unsafe wiring?

  • Power points or switches that are warm, discoloured or crackle.
  • Lights that flicker when the air conditioner starts.
  • Breakers or safety switches that trip often with no clear reason.
  • Brittle or cracked cable insulation in the roof or under the floor.
  • Older rubber or cloth-covered cables, or cabling that looks very different from the rest.
  • Not enough power points, with double adapters everywhere.
  • A burning smell near walls or fittings.

Older homes may also use aluminium cabling in places. It is not common in Australian houses, but if it turns up it needs a proper assessment. An electrician can test the cable and its connections and explain whether replacement or repair is the sensible answer.

How does rewiring work in an elevated tropical house?

Many Darwin homes are raised on stilts or posts, which can help. Cables can often be run under the floor, with access from below instead of cutting into walls. Louvred and lightweight walls can also be easier to work around than solid masonry, though each house is different.

The process goes in stages:

  1. Inspect and test the existing wiring and board.
  2. Agree a scope of work, including the number of circuits and points.
  3. Run new cables through the roof space, under the floor and inside walls.
  4. Fit new points, switches and a compliant switchboard, often with a board upgrade.
  5. Test everything, label circuits and explain the result.

We try to keep the work tidy and to minimise how long power is off, though some outages are unavoidable.

A small unit can take a few days. A larger house can take a week or more, depending on access and how much is being replaced. We will tell you the likely time once we have seen the property, not before.

The things that affect the price are the size of the house, the number of circuits and points, the access in the roof and under the floor, the condition of the board, whether walls need patching and who handles repairs and painting afterwards, and whether you are living in the house during the work. Extra circuits for air conditioners or an EV charger add to the scope.

We give written quotes with a clear list of what is included, so you can compare them with others.

Who can do the work and what paperwork should I get?

In the Northern Territory, electrical work is generally restricted to people holding the right licence. Check the licence and insurance of anyone you hire and ask what compliance paperwork they will give you when the job is done. Keep it with your house records.

If you are renovating, you may need other trades or approvals in addition to the electrical work. Ask your builder or council about building approvals. Insurers and buyers often ask about the state of the wiring, so keep test results and certificates.

Questions about electrical in Darwin

How do I know if my house needs a full rewire?

You cannot tell from looking at the outside of the house. An electrician needs to inspect and test the cables, the board and the connections. Signs that point towards rewiring include brittle insulation, old rubber or cloth cable, frequent unexplained trips and burning smells. Testing may show only some circuits need work.

Can I stay in the house while it is rewired?

Often yes, but it will be disruptive. Power will be off at times, there will be dust and noise, and some rooms may be hard to use for a few days. We plan the order of work to keep a few circuits live where possible. Tell us in advance if you have medical equipment or small children.

Is aluminium wiring a problem in Darwin homes?

Aluminium cable is uncommon in Australian houses, but older or unusual installations can include it. Poor connections are the main concern. If you suspect aluminium cabling, have it identified by a licensed electrician, who can test it and recommend either repair or replacement.

Will rewiring damage my walls?

Some access is usually needed. In elevated homes, cables can often be run through the roof and under the floor, which limits damage to walls. Where walls must be opened, there will be patching afterwards. We explain the plan up front, and tell you what is covered in the quote and what needs a painter or plasterer.

Do I need a permit or certificate to rewire a house?

Rewiring must be done by a licensed person, and a compliance certificate is generally expected for the work. Requirements can change, so confirm with NT WorkSafe or your electrician. Ask what paperwork you will get and keep it safe for insurance and when you sell.
